VERY Rare MARX Miniature Playset Tiger Town

This is from my childhood and is a very rare Marx miniature playset. I was an only child and always took great care of my toys.

This set is very complete and includes the original matt. Box bottom has some repairs and it also shows a list of items that were considered for Christmas gifts to me that year.
