1968 Munchieville Plantation Miniature Play Set. WHAT MAKES IT SO RARE?

All the toy pieces are in their original factory bags. And have never been opened OR removed from the box! Okay, as you can see by the pictures the box top is showing its 49 years of storage in my Mothers garage. The lithograph on the box top is in excellent condition. The left hand corner of the top is popped and there is some wear around the edges. The bottom box has all 4 corners intact. As you can see in the pictures, the paper mat is folded over the edge of the bottom box. The paper mat is fragile and is not in the greatest shape, showing fold wear.

Not really much else to relate, except to remind. ALL THE TOY PIECES ARE IN THEIR ORIGINAL FACTORY BAGS. AND NEVER REMOVED FROM THE BOX.
